The conditioning of your property plays a crucial role in its visual valuation, so it needs to be arranged to impress potential buyers. A third-party perspective should always be welcomed; as a homeowner, your eye isn't impartial and sometimes becomes accustomed to seeing situations as normal that should be corrected to increase the property's value. Here's a checklist to help increase the visual value of a property:

• Clean the property impeccably.
• If you have carpeting, hire a cleaning service or install new carpeting.
• The emptier the property, the better.
• Walls should be clean and well-painted. Light colors are more favorable for spaces, allowing the true size to be appreciated. Conversely, dark colors decrease the visual appreciation of the property.

The potential buyer should feel at home:

• If it's a house, it's recommended to keep the parking space or garage available for the visitor to park. The potential buyer should feel like they're arriving home.
• Eliminate odors. Removing cigarette, pet, or incense odors increases the value of a property, while the opposite depreciates it. It's important to know that if you smoke and have pets, your sense of smell will be accustomed to the odor and won't detect it; allow a third party to assess if your house smells good and proceed accordingly.
• Clean and empty closets.
• Unoccupied property with no people present during the visit.
• All lights functional.
• It's never a bad idea to keep bottled water in the fridge to offer to clients.
